Beachfront Apartments – Rates & Booking Terms and Conditions

These terms apply to all rates advertised by Niederland Trust t/a Beachfront Apartments ("Beachfront Apartments", "we") on our flyers, website and social media. By making a booking, you accept these terms.

Rates

1. All rates are quoted per apartment, per night, in South African Rand (ZAR), and are inclusive of VAT.

2. Rates are not per person. The rate covers the apartment for up to its stated maximum number of guests.

3. We use dynamic pricing. Rates vary according to season, demand, availability and length of stay, and may change at any time without notice.

4. Advertised rates are a guide only. The rate that applies to your stay is the one confirmed in writing at the time of booking.

5. Once your booking is confirmed and your deposit is paid, your rate is fixed and will not change, even if advertised rates later increase or decrease.

6. Rates advertised on a flyer are valid only for the dates shown on that flyer and are subject to availability.

7. Rates on third-party platforms (such as Airbnb or Booking.com) may differ and are governed by that platform's own terms.

Minimum stays

A minimum number of nights applies to every booking. Outside peak periods the minimum is 3 nights, and may be longer over weekends, long weekends and school holidays.

Shorter stays may occasionally be accepted at our discretion, and a higher nightly rate may apply.

Occupancy

1. Maximum occupancy is 6 guests per apartment, including children and infants, unless the listing for a specific apartment states otherwise.

2. Only guests named on the booking may stay overnight. Day visitors are by prior arrangement only.

3. The main guest must be at least 25 years old and present for the full stay.

Booking, deposit and payment
1. A booking is confirmed only once we have issued a written confirmation and received your deposit.

2. A deposit of [50%] of the total is payable within [48 hours] of the booking quote. Unpaid provisional bookings will be released.

3. The balance is payable no later than [30 days] before arrival. Bookings made within [30 days] of arrival must be paid in full.

4. A refundable security deposit of [R amount] is payable before arrival and refunded within [7 days] after departure, less any amounts owed for damage, loss or extra cleaning.

Cancellations and changes

1. Cancellations must be made in writing to [email protected].

3. Changes to dates are subject to availability and may be charged at the rates applicable at the time of the change.

4. No refunds are given for late arrival, early departure or unused nights.

5. We strongly recommend travel insurance to cover unforeseen cancellations.

Your stay

1. Check-in is from 15:00 and check-out is by 10:00. Early check-in or late check-out is subject to availability and may carry a surcharge.

2. Guests must comply with our house rules and the rules of the body corporate or estate where the apartment is located.

3. No parties, events or excessive noise. Breach of house rules may result in the stay being ended without refund.

4. No pets. No smoking inside the apartments.

5. Guests are responsible for any damage, loss or excessive cleaning caused during their stay.

Liability

1. Guests use the apartments, facilities, pools and beach access at their own risk.

2. Beachfront Apartments is not liable for loss of or damage to guests' belongings, or for injury, except where caused by our gross negligence.

3. We are not liable for interruptions beyond our control, including load shedding, water outages, weather or municipal services, and no refunds are given for these.

4. If an apartment becomes unavailable for reasons beyond our control, we will offer a comparable alternative or a full refund of amounts paid. Our liability is limited to that refund.
