House Rules – Skiathos, Shakas Rock
These House Rules apply to all guests and visitors staying in the unit. By confirming a booking or occupying the unit, each guest agrees to comply with the Skiathos Body Corporate Conduct Rules and these house rules.
Use of the apartment
- The apartment may be used for private residential purposes only and for no other purpose whatsoever.
- No parties, events, functions, commercial activities, or unlawful conduct are allowed in the unit or anywhere on the premises.
- Only registered overnight guests may occupy the apartment unless prior written approval has been given by the host.
Occupancy
- Maximum occupancy not to be exceeded
- Exceeding the permitted occupancy, even temporarily, is not allowed.
- The owner or booking guest is responsible for the conduct of all occupants and visitors linked to the booking.
Noise and consideration
- Guests must not create any noise, nuisance, inconvenience, or disturbance to residents or other occupants.
- Quiet hours apply from 23:00 to 06:00 and from 14:00 to 16:00. During these times, televisions, music, conversations, and all other noise must be kept low.
- Disorderly behaviour of any kind is not permitted.
Visitors
- Visitors are allowed (with written consent) only if they comply fully with the complex rules and do not create nuisance or overcrowding.
- Residents are responsible for the behaviour of their visitors and tenants in and around the pool and on the common property.
- No unauthorised visitors may use the pool facilities.
Parking and vehicles
- Vehicles may only be parked in demarcated bays or areas specifically designated for that purpose.
- The speed limit inside the complex is 20 km/h.
- No major vehicle repairs, dismantling, or unauthorised trailer or caravan parking is permitted on the property.
Balconies and common property
- Nothing may be placed on balconies, patios, gardens, or common property that is aesthetically displeasing or undesirable when viewed from outside, at the trustees’ discretion.
- Guests may not mark, damage, alter, or attach anything to the common property without written consent.
Braais and fire safety
- No wood fires or charcoal braais are allowed on balconies.
- Electric and gas braais may be used only if they do not cause nuisance to other residents and remain subject to trustee discretion.
- Guests may not store flammable or dangerous materials in the unit or on common property.
Refuse and cleanliness
- Refuse must be kept hygienically, bagged properly, and placed in the designated area at the designated times.
- No refuse, rubbish, cigarette ends, food scraps, or litter may be left in passages, entrance halls, staircases, pool areas, or any other part of the common property.
- Nothing may be thrown from windows, stoops, or patios onto the common property.
Swimming pool rules
- The swimming pool may only be used by members of the Body Corporate, their bona fide visitors, and their tenants.
- No swimming after dark
- No horse-play is allowed in or around the pool.
- No bottles, glassware, or food are allowed in the pool area.
- No radios, music, or sound devices may be used in the pool area in a manner that disturbs residents.
- The pool gate must be kept closed at all times.
Children and safety
- Children must be kept under control at all times.
- Children may not play in the entrance foyer, garage or parking area, stairways, access corridors, terraces, or other public parts of the building.
- Cycling, skating, and skateboarding are not permitted
Pets
- Pets are not permitted for guests
Signs, security and staff
- No signs, notices, advertisements, or similar items may be displayed so they are visible from outside the unit without trustee consent.
- Guests must cooperate with the managing agent, supervisor, trustees, and staff when asked to comply with the rules.
- Body Corporate staff may not be used for private errands or private work.
Acknowledgement
By staying in this unit, guests confirm that they have read these House Rules, understand them, and agree to comply with them for the full duration of their stay.
